Enjoy your vacation in your own second house - As part owner, you'll feel right at home in your mountain retreat. Visit for up to five weeks per year, enjoying the year-round activities the Siskiyou County and the Mt. Shasta/Weed area offers.

Invest in your own vacation home - Your name is on the title, so it cannot be sold until you are ready to sell.

Generate rental income - Each year, we talk with all the partners to find out what dates they want the vacation home. The home is available for rent the rest of the year, generating income for all the partners.

Hassle-free, worry-free investment - Elite takes care of all scheduling and property management, so you don't have to worry about booking vacationers, mowing the grass, or even taking care of repairs. A full report of your investment is provided yearly.

How It Works

Buying a vacation home that you are going to only use for two or three weeks per year is out of the reach of most homeowners. That's why Elite Ownership has created a fractional ownership model that divides the cost of the home into 10 shares. For example, a $400,000 home would only cost you $40,000 and you could stay up to five weeks per year. Less risk, more enjoyment!

Most importantly, your name is on the title of the house. Fractional ownership isn't a “plan” or a “right-to-use” agreement - you have part ownership of a real, physical property. This ownership model is in complete compliance with the California Bureau of Real Estate regulations and guidelines. To protect all owners, buy-in is cash only - you may raise your portion of the purchase cost through a bank loan, but since you would not be full owner, it cannot be in the form of a mortgage or other guarantee on the vacation home.

Not only does this model make vacation home ownership more affordable, it spreads the risk over several owners. If somewhere down the road your vacation house needs a new roof, it may cost you $10,000 to repair. But with fractional ownership, the cost to you would only be $1,000.

Rental income is managed the same way: the total rental income of the weeks not booked by the owners is evenly split ten ways.

Need to get away for longer? Owners can buy up to five shares in the home for a total of 25 weeks of use. Single ownership is possible too if you prefer to buy a house outright.
